The U.S. Department of Homeland Security and the Immigration Services along with U.S. Department of State's embassies encourage foreign investments. However, depending on which country of origin you are there can be very strict rules and regulations.
We strongly support you to speak to an experienced immigration attorney in the state that you are planning on buying property in and staying in. We also advise you to speak to an experienced tax accountant who understand the IRS rules regarding foreign investing.
There is one visa program that you may consider taking advantage of: the EB-5 Visa program. This program has specific guidelines about where you can purchase property. When you purchase your property or invest in business in areas that are approved by the EB-5 Visa program you get a lot more leniency. This is because the rules surrounding the EB-5 visa program are meant to stimulate the United States economy through job creation.
In order to take advantage of the EB-5 visa program in Miami, Ft Lauderdale, West Palm Beach or Wellington Florida you apply for your green card: lawful permanent residency.
You must invest $500,000 into a low-income/ high unemployment area.
OR
You must invest $1 Million dollars in any area.
The other option is to invest that amount in an active business
OR
into a EB-5 Regional center that creates at least 10 new jobs.
